Professional hardwood floor cleaning costs $0.50–$0.62 per square foot on Homewyse’s national figures, so a 200-square-foot kitchen comes to about $100 to $124 and a 500-square-foot main floor about $250 to $310. Buffing runs $1–$2.50 per square foot and refinishing $3–$8 per square foot on Angi’s 2026 figures, which is why a cleaning is worth trying first.

How professional hardwood floor cleaning works
Professional hardwood floor cleaning starts with dry soil: the floor is vacuumed or dust-mopped so grit isn’t scrubbed into the finish. A pH-neutral cleaner goes down next, a machine or microfiber pad scrubs it along the boards, and the dirty solution is picked back up rather than left to soak in. Stanley Steemer, for one, dries the floor with a microfiber mop and a fan so it can be walked on right away.

What not to use on hardwood floors
Wood and water don’t mix, so the advice from the National Wood Flooring Association comes down to keeping water and heat off the boards:
- Steam mops, which push heat and moisture into the wood and between the boards
- Wet mopping: a mop should be damp, never dripping
- Acidic cleaners such as vinegar used often, which wear the finish down over time
- Cleaners not made for the finish: use a pH-neutral wood floor cleaner
Laminate, engineered wood and vinyl plank
Laminate, engineered wood and vinyl plank are cleaned the same way: dry soil first, a cleaner made for the surface, and as little water as the job allows. Engineered wood has a thin wood layer that can be refinished only once or twice, against about 10 times for solid hardwood on Angi’s figures, so its finish is worth protecting.
When a floor needs refinishing, not cleaning
A floor needs refinishing, not cleaning, when the finish has worn through to bare wood, when gray boards or deep scratches show in the traffic lanes, or when dullness stays after a professional cleaning. Refinishing sands the floor and applies a new finish, at $3–$8 per square foot on Angi’s figures; it is flooring work, so jobs of $1,000 or more need a Contractors State License Board license, and this site doesn’t refer it.
